An 870-foot deep well supplies 60 GPM at 60 PSI. This cool, clear, highly-desirable water runs through over 45,000 linear feet of 3-inch, high density, polyethylene, underground water line to 23 strategically placed water stations. Each station is a 15-foot diameter, 30-inch deep galvanized steel trough encircled by a 12-foot wide concrete skirt for the cattle to stand on to prevent mud problems. Each station has a system to prevent freezing and a sun canopy that allows rain and hot air to pass through but blocks 90% of UVA and UVB rays.


In only 3 years visitors from 19 states and Pakistan have visited Magowah just to see them. They are designed for working on horseback or on foot and are well-lighted for night use. There are 1.3 acres inside the Pens and 1/4 acre under the roof covering all work areas, loading ramp, alley to the loading ramp, and a truck at the ramp. The Pens will accommodate 3,475 600 to 1200 lbs. animals at one time. Their design will allow containing and processing adult cattle, calves, small ruminants (sheep and goats), pigs and exotics, as well as bison.


110-foot by 80-foot metal-roofed structure with a 30 X 31 office which includes a full kitchen, bunk room, living room with large fireplace and one and a half baths. There is also a smaller office on the other side of the 20 foot wide covered alley that runs 110 from the front to the back of the building. Both offices have central heat and air and 12 X 31 covered porches. The remainder of the covered space is used for a shop, equipment room, stables, equipment parking, and a 10 by 9 walk-in cooling locker that cools to 33 degrees.

This 459.1 acre timber and cattle farm is a gentleman farmers dream. It has 180 acres of newly fenced and cross fenced pasture, 25 acres of lake and ponds, 120 acres in 10-11 year old plantation pine, 50 acres of hardwood timber, 15 acres in 20 year old pine, and 10 acres in pine saw timber. The remaining 60 acres is food plots, wooded drains, roads, home site, and open areas around the lake.

The 20 acre lake was built around 2009. It is stocked with bass and bream and has excellent bass fishing. Bass weighing 5-8 lbs. are caught on a regular basis. In the winter, it attracts ducks and geese almost every day. In addition, there is a 2.5 acre pond on the front of the property which is stocked with channel catfish and bream summer. The farm has a great trail system and you can ride to all parts of the property. Deer hunting is fantastic with numerous deer scoring 160-180 taken on the property and within a mile over the last few years. There is a healthy turkey population, and the hardwood areas are full of white faced fox squirrels.

The guest house sits atop of a large cypress barn. It was finished in January 2017 and has 3 Bedrooms/1 Bath, real wood floors, 9 ceilings, solid wood doors, and vaulted tongue and groove cypress ceilings in the living room/kitchen. It is well-insulated and has a gas tankless water heater. The elevated porch measures 15 x 25 and is a fantastic place to entertain, cook and look out over the lake and surrounding area. Propane is hard lined to the porch for your grill from a 1000 gallon tank. The view from this porch out over the lake and land is so serene and just awesome.

The total area of the cypress barn is 50 x 90. A 50 x 50 area is enclosed on a concrete slab, and has 13 ceilings. Within this enclosed area are an office, half bath, and large storage room with built-in shelves. Salvaged tin is on the ceiling which gives the main floor of the barn a nice custom feel. The 50 x 40 covered area is graveled and used for equipment storage. High output lighting was used throughout the barn, making it bright enough to work on equipment at night; and all wiring is in metal conduit.
